(WNY News Now) – Architect Kevin Drozin of MS Consultants, Inc. presented the site development plan for a new Tim Hortons location to be constructed at 10 S. Main Street, replacing Jimmy’s Family Restaurant. The proposal includes a double drive-thru, privacy trees, and greenspace.
Jamestown – Tim Hortons is gearing up to make its mark on the scenic Riverwalk in a bustling new location. The project’s architect, Kevin Drozin of MS Consultants, Inc., recently outlined the site development plan for this exciting endeavor, marking a significant shift for the popular restaurant chain. The proposed site, currently home to Jimmy’s Family Restaurant, is poised for redevelopment, with plans to demolish the existing building to make way for the new Tim Hortons establishment.
The site plan is comprehensive, covering crucial aspects of infrastructure, aesthetics, and functionality. Underground electric, water, and sewer utilities are slated for installation, ensuring a smooth and efficient operation. Additionally, a screen of privacy trees will be incorporated to shield the Riverwalk from the hustle and bustle of the adjacent two-lane drive-thru.
The strategic decision to relocate the Tim Hortons restaurant to this spot is underpinned by its status as the 3rd busiest Tim Hortons in the country. The establishment will boast a double drive-thru, designed to accommodate more vehicles and prevent traffic congestion in the parking lot. Moreover, a bypass lane will be available for customers opting to park or unload. The spacious parking lot will feature added greenspace on the west side, and the interior will align with the design elements found in other suburban Tim Hortons locations, including a mobile pick-up window and patio.
Notably, this relocation represents a move toward securing the property for future use, providing the company with property control in an area teeming with patrons. An easement will also be established to enable city access to the Riverwalk. The store will be custom-tailored for mobile orders, deliveries, and drive-thru traffic, with staffing levels strategically aligned with the performance of the existing store across the street. It is worth mentioning that the current Tim Hortons location across the street will cease operations once the new site opens its doors.
As community members expressed concerns about traffic flow onto N. Main Street due to the double drive-thru, project lead Mr. Tarana assured that the additional parking spaces and design elements in place should prevent any traffic disruptions. The dining area inside the new Tim Hortons will be designed to accommodate approximately 36 to 37 people, complemented by an outdoor patio for al fresco dining options.
Questions also arose about snow removal procedures. Mr. Tarana explained that the same snow removal company currently utilized will handle snow removal for the new location, ensuring minimal impact on traffic flow and parking availability. Any excess snow will be promptly addressed by the plowing company.
As deliberations continued, concerns were raised about the proximity of the building to the easement. Mr. Drozin emphasized the importance of building as close to the easement as possible, while maintaining proximity to the street. This design approach allows for effective drive-thru queuing and preserves greenspace in the rear of the establishment.
Mr. Nelson underscored the significance of maintaining the integrity of the Riverwalk. Mr. Tarana assured that the proposed plans would enhance the area’s aesthetics, with the new structure being set back more than the existing one, prioritizing the scenic aspects of the Riverwalk.
The overarching goal of this relocation is to boost sales and potentially add more employees as demand dictates. Concerns about zoning variances were also addressed, with discussions anticipated regarding signage and maintaining existing parking and curbing.
Finally, Mr. J. Nelson shared his perspective on the historical context of the Riverwalk and Brooklyn Square. He expressed disappointment that the area did not evolve as originally envisioned during the urban renewal project. However, he conveyed optimism about the proposed Tim Hortons plans, viewing it as a valuable addition to the area. With factory waste no longer contaminating the river, the water quality has improved, enhancing the overall environment.
Mr. Tarana expressed a desire to commence the project as soon as possible, with a tentative plan to begin demolition and construction in March or April. Environmental assessments are already completed, and a traffic impact study is in progress. The target is to open the new Tim Hortons establishment in August or September of 2024, with the current location operating until the transition is seamless. Ultimately, the former Jimmy’s Family Restaurant location was deemed unfeasible for adapting to Tim Hortons’ needs in this thriving locale.
